A Bellevue Legacy: Preparing, Showcasing & Selling a Beloved Woodridge Home
Some homes don’t just have a story—they hold an entire lifetime. That was the case with 1627 121st Avenue SE in Bellevue, a classic Woodridge Rambler Daylight Basement that had been lived in and loved by the same family for more than 60 years. It’s right in the neighborhood my own family calls home, which made this one feel especially meaningful.
The Nark family raised a big, lively household in this home. It saw celebrations, milestones, family dinners, and all the quiet, everyday moments that make a place truly special. When it came time for them to sell, they wanted to honor that history—and we wanted to make the process as easy as possible.
Starting With Care
By the time they reached out, the home was still full of a lifetime of belongings. Our first job was to take that weight off the family. We handled the full clean-out—thoughtfully, respectfully, and without asking them to manage the details from across the country.
From there, we made a handful of light updates to help the home shine:
- Interior paint
- Deep cleaning
- Carpet cleaning
- Fresh landscaping
Nothing over the top—just enough to brighten the space while preserving the home’s character.
Pre-Inspection & Repairs: Completely Managed by Our Team
Once the home was refreshed, we brought in our pre-inspection team. Whatever came up, we handled—from coordinating contractors to scheduling appointments. Since this was an estate sale and the family was out of state, our goal was for them to feel supported without needing to be on the ground. Other than collecting a few sentimental items, they didn’t need to do a thing.
Staging, Media & Marketing: Showing the Home at Its Best
After repairs were wrapped up, we staged the home to highlight its size, natural light, and classic Woodridge layout.
Then our media team stepped in with:
- Professional video
- 3D Matterport tour
- High-quality photography
We also included a home warranty for the eventual buyer—just one more way to inspire confidence and streamline the process.
A Big, Community-Filled Open House Weekend
To kick off the listing, we hosted a big open house weekend—and the turnout was incredible:
☕ Full coffee cart
🍩 Donuts for neighbors and guests
👋 Great conversations with Woodridge residents
🚶♂️ 75+ visitors the first weekend
📅 150 total open-house guests
🏡 35+ private agent showings
Even in a slower market, the interest just kept building. Once again, our pre-inspection strategy paid off—the buyer felt confident using our inspection report, which helped us avoid the back-and-forth of an inspection contingency.
A Smooth, Successful Sale—And Grateful Sellers
Even from across the country, the sellers were updated every step of the way. After every showing and every open house, they heard from us. Their trust made the process smooth and organized, and we’re grateful for the opportunity to guide them through it.
Here’s what they had to say about the experience:
“Choosing Wes and his team, including Ebbie, to manage the sale of our house was absolutely the right decision. Our house was sold as part of an estate, and I live across the country. Wes accommodated my schedule to meet with me on the few occasions I was at the house, and he and Ebbie were communicative with me when I was not there.
They professionally facilitated the clean-out and staging of the house, and arranged for any necessary repairs to prepare it for sale. They provided prompt updates throughout the process, including after each open house.
I am confident that their services and preparations are responsible for getting the house under contract with a fast closing schedule. Wes and Ebbie made a difficult process easier and I am so happy we partnered with them!”

A True Honor
Selling a home with more than six decades of memories is something we don’t take lightly. To the Nark family—thank you for trusting us with such an important moment.
If you or someone you know is preparing to sell a longtime family home—or just wants a full-service, stress-free experience—we’d be honored to help.
