A short sale in 2025? Yep, it can still happen!

Once upon a time, distressed properties were our bread and butter. As the market rebounded, those scenarios became less common—but life doesn’t always follow the housing cycle.

In this case, the home was purchased at the peak of the market in early 2022. A life event hit, and local values hadn’t quite caught up enough to cover the loan balance and closing costs. While short sales aren’t as common today, they do still happen—and they can be a much better alternative to foreclosure.

For those agents who haven’t run into one yet: a short sale is when a home sells for less than what's owed on the mortgage, and the lender agrees to take the loss to avoid a foreclosure. Its hard to believe, but 12-15 years ago this was about 40% of our entire market!
