Don’t Brag About a First-Day Home Sale
The market is changing. The last six months have been pretty soft, and recently, I’ve seen a drop in interest rates and a massive decrease in listing inventory. So what does that mean for you?
Buyers are starting to come out of the woodwork, and they’re finding that they don’t have a lot of choices. This makes things a bit easier for sellers and their agents, to the point where some of them have been bragging about selling their listings in just one day.
Is it a bad thing to sell a home in only one day? Well, think about this: If you’re selling a home on day one or even within hours of listing, what are you leaving on the table? You might be missing an opportunity to get an even better deal from the market by not reviewing multiple offers.

Here’s a strategy I recommend: establish an offer review date. For example, if you list your home on Tuesday, make a note on the listing that says you’ll hold all offers from potential buyers until the following week. Even in a soft market, this strategy still works to create competition, and it gives interested buyers a chance to view the home. Offer review dates will maximize your exposure to potential buyers and their agents, possibly generating even better deals than the one you’d get by taking the first offer that came along.
