We helped our client purchase this home in late 2021. Life changed and it was time to move on from the home quicker than expected. 

The dynamics of the market had changed considerably in those 6-7 months during their ownership, but we still got it done and here is how:

We took a contingent offer, meaning the purchaser of this home needed to sell their current home to buy this one.

Over the past few years, the market moved so fast these types of options were not available to buyers. With longer days on market, a contingent offer might now be an option.  Having a few weeks of marketing time for our listing, it was for for this situation.

Win #1

We were still able to command a great price for the sale of the home because we extended terms to the buyer! In the end, It just took an extra week or two to close.

Win #2

Even though values have softened in recent months due to a rapid rise in interest rates, we were still able to sell this home for more than 7 percent over the purchase price from when they bought. We found a way to get them out! 

Win #3

The buyer was able to purchase a home they would not have been able to compete for just a few months ago. Their interest rate is a little higher than their old one, but they couldn’t be happier about it.

The market continues changed & evolve. At times this is the most confusing market I have ever seen. But through all of this, we can still help you find a win in real estate.

Are values as high as they were at the peak? Nope.  And it could be a while until they are again. Are values still really high compared to just the last 3 years…yes!
