The Holiday Season Creates Great Opportunities for Sellers
Looking back over the stats from the last four or five years, it’s my belief that waiting until the spring market is likely the best time to sell. That said, there’s no reason to stop the process if you need to sell during the holidays. Here are just five reasons to consider selling this time of year:
Buyers are motivated. If they’re a serious buyer who needs to make a purchase now or if they’re shopping a specific neighborhood you live in, then it doesn’t matter what time of year it is; they’re going to buy when a house is available.
You’ll have less competition. Many people think they need to take their property off the market during the holiday season, which means you’ll have less competition from other sellers. Yours might be one of the few properties left on the market in your area.
Buyers have more time to search during the holidays. In November and December, home searches on our website spike. They might have more time off to view homes, or they might just be thinking about it more in conjunction with the time they spend together with their families. Buyers tend to make emotion-driven decisions during the holidays.
Buyers may need to relocate. January is the biggest month of the year for companies to transfer employees to different cities, meaning that they’ll need to find new homes. By listing your home during the holidays, you can catch the wave of relocation buyers and get a great price for your home.
Interest rates are lower. Interest rates don’t directly affect you as a seller, but lower rates do increase buyers’ purchasing power, meaning more people can afford to buy homes. Rates are currently at near-record lows; right now, you can get a 30-year fixed loan at about 3.5%. Some buyers are worried about interest rates rising in the future, so they’ll be motivated to make a purchase now while they’re low.
